City of Oneida
Subdivision Regulations
The City of Oneida is a growing community with
three major subdivisions currently under development, totaling
approximately 100 new home building sites among them.
With 22 square miles of land, the City has room to grow.
In order to handle the new demands of housing development,
the City passed new Subdivision Regulations in November of 1997 and
amended them in May of 2000.
In these regulations, the City has identified
two main groups of subdivisions, major and minor.
Minor
Subdivision. Any
subdivision containing not more than four (4) lots fronting on an
existing street, not involving any new street or road, or the
extension of municipal facilities or the creation of any public
improvements, and not adversely affecting the remainder of the
parcel or adjoining property, and not in conflict with any provision
or portion of the Master Plan, Official Map, Zoning Ordinance or
these regulations.
Major Subdivision.
All subdivisions not classified as minor subdivisions,
including but not limited to subdivisions of five (5) or more lots,
or any size subdivision requiring any new street or extension of the
local government facilities, or the creation of any public
improvements.
If you
are ever in doubt as to whether you need to apply for subdivision
approval, call the Director of Planning at 315-363-7467.
The
Planning Commission is the governing body which reviews the
applications for subdivisions and either grants or denies approval.
The regulation booklet clearly outlines the process, and
requirements of the developer, to subdivide property within the City
limits.
